Stock Plan Modifications

 Every family, builder, and homesite is unique. That's why we offer professional modification services to help tailor any of our stock plans to your specific needs. Whether you're making a few simple adjustments or planning more extensive revisions, we'll provide a clear, fixed-price quote before drafting begins.

Minor Modifications

Starting at $350

Ideal for simple, non-structural changes, including:

  • Mirror or reverse the floor plan
  • Window and exterior door adjustments
  • Minor interior wall relocations
  • Small room dimension changes

Moderate Modifications

Starting at $750

Perfect for projects requiring moderate design revisions, such as:

  • Kitchen or bathroom layout changes
  • Resizing garages, shops, or porches
  • Stair relocation
  • Foundation conversions (slab, crawlspace, or basement)

Major Modifications & Custom Redesigns

When requested changes substantially alter the home's layout, structural design, or overall footprint, the project is treated as a custom design rather than a standard stock plan modification.

Projects involving significant floor plan revisions or approximately 500 square feet or more of added or removed space are typically priced using our custom design rates.

Custom Design Rates

  • Heated & Cooled Living Space: $1.50 per sq. ft.
  • Garages, Porches, Shops & Other Unconditioned Areas: $0.75 per sq. ft.

Our Modification Process

Making changes to a stock plan is simple.

1. Submit Your Request
Send us a list of the changes you'd like to make along with any sketches, inspiration photos, or notes.

2. Receive Your Fixed-Price Quote
We'll review the requested modifications and provide a detailed quote before any drafting begins.

3. Design & Drafting
Once approved, we'll complete your modifications and prepare your updated construction drawings according to our current production schedule.
