Design Fees & Pricing
Our fees are straightforward and calculated directly by the square footage of your project, allowing homeowners and builders to budget with total predictability.
Heated & Cooled Living Space
- Up to 3,500 sq ft — $1.25 per sq ft
- 3,600 – 5,000 sq ft — $1.50 per sq ft (Bracket adjusted to bridge the gap seamlessly)
- 5,000+ sq ft / Complex Layouts — Call to discuss custom project pricing
Secondary & Unfinished Spaces
- Standard Porches & Garages: Included in the base square footage rate for standard residential projects.
- Oversized or Specialty Spaces ($0.50 per sq ft): Applies to oversized garages, expansive covered porches, specialized outdoor kitchens, bonus rooms, and unfinished basements.
- Finished Basement Areas: Priced at the standard heated & cooled living space square footage rate.
Investment Guidelines
- Minimum Project Investment: $1,800 baseline minimum per design project.
- Please Note: Final contract pricing may vary slightly based on specific architectural design complexity, local HOA submission requirements, and individual site or terrain conditions.
