At 1720 Designs, we create custom home plans designed around your property, your lifestyle, and the way you want to live.

From the first floor plan concept to the final construction drawings, every home is developed specifically for the client. We don't start with a stock plan and simply rearrange a few rooms. Your home is designed from the ground up around your needs, ideas, property, and budget.

Based in Cullman, Alabama, we provide custom home design and residential drafting services throughout Cullman, Huntsville, Madison, Decatur, Athens, Birmingham, Smith Lake, and North Alabama. We can also work with homeowners and builders outside Alabama through our virtual design process.

We believe homeowners should understand the cost of their plans before beginning the design process. Our custom home design fees are primarily based on the heated and cooled square footage of the project.

• Heated & Cooled Living Space
  • Up to 3,500 sq ft  -  $1.25 per sq ft
  • 3,600–5,000 sq ft  -  $1.50 per sq ft
  • Over 5,000 sq ft or Complex Designs  -  Contact us for project-specific pricing.
• Garages, Porches & Specialty Spaces
  • Standard Garages & Porches — IncludedTypical residential garages, front porches, and standard covered porches are included in your custom home design fee. We do not charge additional square-footage fees for these standard spaces.Expanded Outdoor Living & Specialty Spaces — $0.50 per sq ftThe $0.50 per sq ft rate applies when these areas become a significant part of the design, such as oversized outdoor living spaces, large covered entertaining areas, outdoor kitchens, specialty garages or shops, bonus areas, and unfinished basements.Finished BasementsFinished basement living areas are calculated using the applicable heated and cooled living-space rate.
• Minimum Project Investment
  • Custom home design projects have a $1,800 minimum project investment.Final pricing may vary based on the complexity of the home, site conditions, HOA requirements, specialty construction, or other project-specific considerations. 

A construction plan should do more than show what a home looks like. It should clearly communicate how the home is intended to be built.Our construction drawing packages are developed to give homeowners and builders a clear, coordinated set of plans for the project.Depending on the requirements of your home, your plan set may include:

• Floor Plans
  • Detailed, dimensioned floor plans showing room layouts, walls, doors, windows, fixtures, cabinetry, and the primary dimensions needed for construction.
• Exterior Elevations
  • Front, rear, and side elevations showing the architectural character of the home, exterior materials, roof relationships, window and door locations, and important vertical dimensions.
• Foundation Plan
  • A foundation layout coordinated with the design of your home for slab, crawlspace, or basement construction.
• Roof & Framing Plans
  • Schematic roof and framing information developed to communicate the intended roof geometry and primary framing relationships to the builder.
• Cross Sections & Construction Details
  • Building sections and details help explain ceiling heights, floor relationships, roof conditions, wall assemblies, and other areas that cannot be clearly communicated through a floor plan alone.
• Electrical Plan
  • A schematic electrical layout showing the intended locations of lighting, switches, receptacles, ceiling fans, and other common electrical components.
• Plumbing Information
  • Schematic plumbing information showing fixture locations and important plumbing relationships within the design.
• Interior & Cabinetry Details
  • When required by the project, interior elevations can provide additional information for kitchens, bathrooms, built-ins, cabinetry, and other important interior features.
• Door & Window Schedules
  • Organized schedules help identify the doors, windows, and other primary components shown throughout the construction drawings.

One of the biggest advantages of designing a custom home today is being able to experience the design before construction begins.Our design process includes detailed 3D visualization that allows you to better understand the exterior architecture, interior spaces, ceiling heights, windows, materials, and overall character of your home.These images aren't just for presentation. They can help identify design decisions early—when they are much easier and less expensive to change.For projects where orientation and natural light are especially important, we can also use the home's actual site orientation to study how sunlight interacts with the home throughout the day.

You don't need to have everything figured out before contacting us.Some clients come to us with sketches, inspiration photos, Pinterest boards, and a detailed wish list. Others simply know the size, style, and spaces they want in their new home.We take those ideas and develop them into a coordinated custom home design.Our typical design process is:Consultation → Conceptual Design → 3D Visualization → Revisions → Design Approval → Construction DrawingsYou'll have the opportunity to review the design and make changes during the conceptual phase before we move into the final construction documents.
