What do your home plans include?
Our custom home design packages include:
- Floor plans (¼" or ⅛" scale)
- Exterior elevations
- Schematic electrical layout
- Foundation plan (slab, crawlspace, or basement)
- Plumbing plan for in-slab rough-in
- Roof plan
- Wall sections and construction details
- Interior millwork elevations
Schedules include:
- Door schedule
- Window schedule
- Millwork schedule
- Electrical schedule
- Plumbing schedule
Also included:
- Interior 3D renderings
- Exterior 3D renderings
- Bill of materials
- PDF plan set for permitting and construction
How is square footage calculated?
Square footage is calculated from the outside perimeter of the exterior walls and includes only heated and cooled living space.
- Two-story areas, vaulted ceilings, and staircases are counted once in the first-floor calculation
- Heated square footage does not include garages, porches, decks, unfinished basements, or attic spaces
- Each plan will clearly label all square footage areas
Do your plans include HVAC, electrical, plumbing, and framing details?
Our plans include:
- Schematic electrical layouts
- Basic framing information
Final HVAC design, duct layouts, and detailed plumbing systems are typically handled by your local builder or subcontractors based on local building codes and site conditions.
Will your plans meet local building code requirements?
In most cases, our plans provide everything needed to move forward with construction.
Additional items may be required depending on your location:
- Site plan showing home placement on your property
- Septic design (if applicable)
- Energy code compliance documentation
- Engineering (in certain areas such as coastal or high-wind zones)
Your builder or local building department can help guide these requirements.
Can I make changes to my plans?
Yes. Modifications can be made during the design process or after initial plans are created.
- Additional changes beyond the included design scope may be subject to additional fees
Do your plans include an architect’s stamp?
No. We are certified residential building designers, not licensed architects.
- Most areas do not require an architect’s stamp for residential construction
- If required, a local architect or engineer can review and stamp the plans
How many times can I build from your plans?
Our custom home designs are intended for one-time use for a single home build.
- Additional licensing can be discussed if needed
